competitividade esteja assegurada face a outros destinos.
The existence of Portuguese villages in rural areas, with aged populations and empty houses but located in regions full of culture, natural beauty and heritage, has led to questioning the possibility of developing residential tourism with a community-based approach as a way to bring sustainability to those communities. A community-based residential tourism initiative (CBRT), in order to be successfully implemented, has to ensure that there is an adjusted demand level, that the destination has the appropriate organizational level to meet all needs and ultimately that competitiveness is assured compared to other destinations. The purpose of this study is to understand the perceptions of community members about the impact of the level of demand, organization and competitiveness of the destination, on the sustainability of the community, in order to validate the CBRT model. Therefore, the results of Santo Estevão's case study point to that residential tourism, when fostered, developed and managed with the active intervention of the local community, contributes to the sustainability of the destination.
